In April of 2014, Trinity Private Equity Group partnered with The Presidium Group to acquire and rehabilitate a 442-unit garden-style apartment community south of White Rock Lake in Dallas, TX. Known as the Villas at White Rock at the time of purchase, the property was renamed to Villas at Tenison Park. The investment represented an opportunity to purchase a property in a strong multifamily submarket at an attractive basis, with subsequent rebranding and repositioning to take advantage of a growing, positive location.
The sale of Villas at Tenison Park closed on November 10, 2017. TPEG investors realized a pre-tax internal rate of return (“IRR”) of approximately 28.0% and a pre-tax cash-on-cash return of approximately 166.8% over the 44+ month investment period.
